The MHP Value Team is pleased to offer for sale a 103-site mobile home park portfolio consisting of Eastgate Estates, Parkland Courts North, and Parkland Courts South, all located in Rugby, North Dakota.
This portfolio consists of 38 occupied tenant-owned homes paying $353/M, 8 occupied park-owned homes paying $954/M on average, three vacant park- owned homes, and 54 vacant lots with full infrastructure in-place. The communities are serviced by city water and sewer and billed directly to tenants.
To be clear, there are approx 5 park-owned homes currently being leased out included in the 8 occupied park-owned homes, and offers can be made contingent on completion (see RR for more detail)
Current ownership has completed significant Cap-ex improvements across the communities, including the demolition of nine distressed homes, extensive tree removal, new fencing, and road improvements. Ownership has also addressed problematic tenancies through evictions, resulting in improved rent collections.
This portfolio is currently operating at ~45% economic occupancy, presenting substantial upside through infilling vacant lots, leasing vacant park-owned homes, and increasing lot rents toward market rates.
An investor has the opportunity to acquire a 103-site, three-park portfolio offering immediate scale, significant value-add potential through infill and rent growth, and the benefit of city-maintained roads and directly billed municipal utilities.
